Rewiring is the largest electrical job a house will ever have, and it is the one most often sold on fear rather than evidence. Before anyone quotes you for a whole house, someone should test what is actually there.

The short answer

House rewiring replaces the fixed wiring, switchboard and accessories in a home, and is usually required where cable insulation has degraded below safe insulation resistance values. Homes wired before about 1960 with vulcanised india rubber or cotton-braided cable are the most common candidates. A rewire is decided by insulation resistance testing rather than by the age of the house alone, and the work is prescribed electrical work requiring a Certificate of Electrical Safety.

We work on a lot of period housing in Yarraville, Footscray, Newport and Williamstown, and the answer is frequently that two or three circuits need replacing rather than the entire house. Sometimes it genuinely is everything. The test tells us which.

How we decide whether a house needs rewiring

The decisive measurement is insulation resistance. We isolate the installation and apply a test voltage between conductors and earth, then read how well the insulation is holding. Healthy modern cable reads in the hundreds of megohms. Degraded rubber-insulated cable from the 1940s and 50s can read well under one megohm, which means current is leaking through insulation that has gone hard and cracked.

We combine that with a physical inspection. We look at cable in the roof space and subfloor, at the condition of the sheathing where it enters the board, at whether lighting circuits have an earth at all, and at how many alterations have been layered on over the decades. A house with sound TPS cable and a bad switchboard needs a board, not a rewire. A house with brittle rubber cable in the ceiling needs a rewire regardless of how well it appears to be working.

  • Vulcanised india rubber and cotton braid

    Common up to around 1960. The rubber hardens and the braid disintegrates, particularly in hot roof spaces. This is the clearest case for full replacement.

  • Early PVC from the 1960s and 70s

    Generally far better, but check for lighting circuits with no earth conductor, which was common practice at the time.

  • Cable damaged by rodents or heat

    Localised, and often repairable without a full rewire if the rest of the installation tests well.

  • Too many alterations

    Twenty years of extensions, junction boxes in inaccessible places and undocumented circuits often costs more to chase than to replace.

Full rewire or staged

A full rewire replaces every circuit, the switchboard, and all switches and outlets, and it is the cleanest outcome. It is also the most disruptive and the most expensive.

A staged rewire tackles the circuits that have failed testing or that carry the most risk, usually the lighting circuits in the roof and the kitchen and laundry power circuits, and leaves sound circuits in place until a renovation gives easier access. Staging works well when the house is going to be renovated room by room anyway. It works badly when the wiring is uniformly degraded, because you end up paying twice for access.

What actually happens in the house

A single-storey weatherboard with a good roof space and accessible subfloor is the easiest case, and a three-bedroom house of that type typically takes three to five working days. A double-storey solid brick house with no subfloor access takes considerably longer, because every cable to the ground floor has to be routed through walls that were not designed to be opened.

Power is off during working hours and reconnected at the end of each day wherever we can. Most people stay in the house through a rewire. The practical inconveniences are dust, ladders, furniture moved away from walls and a few days of no power to parts of the house during the day.

  • Day one, assessment and setup

    Circuits mapped, positions of new outlets and switches agreed and marked, protection of floors and furniture.

  • Rough in

    New cable pulled through roof, subfloor and wall cavities, back boxes fitted, old cable withdrawn where it can be safely removed.

  • Switchboard

    New board with RCBOs on every final subcircuit, correctly labelled, with spare ways for future work.

  • Fit off

    Switches, outlets, light fittings and smoke alarms installed, then the whole installation tested and certified.

  • Making good

    Patching agreed in advance. We make good plaster where we have opened it. Painting is usually the owner's or a painter's job and we say so up front.

What drives the cost

Rewiring is priced by access and by point count, not by floor area. Two houses of identical size can differ by many thousands based on what is under the floor and above the ceiling.

  • Access above and below

    A crawlable subfloor and a walkable roof space are the two biggest cost savers. A concrete slab with no roof access is the opposite.

  • Construction type

    Weatherboard and brick veneer have cavities to work in. Solid double brick with hard plaster does not, and chasing walls is slow.

  • Number of points

    Every outlet, switch, light and smoke alarm is a termination. Adding twenty new points to the scope adds real time.

  • Single or double storey

    Getting cable between levels in a finished house is the classic problem and often needs floor or ceiling access on one level.

  • Asbestos and heritage finishes

    Asbestos sheeting, pressed metal ceilings and ornate cornices all restrict where we can open up and how.

What you should get at the end

A rewire should leave you with a Certificate of Electrical Safety covering the work, a labelled switchboard with RCD protection on every final subcircuit, compliant smoke alarms, and a written list of what was replaced and what was left in place if the job was staged.

You should also get a circuit schedule that means something. Kitchen and dining power, rather than Power 2. It costs us nothing extra and it saves the next electrician, and you, an hour of guessing every time something trips.

Frequently asked questions

Look at the switchboard first. Modern circuit breakers and RCBOs suggest work has been done, though a board can be upgraded without touching the wiring behind it. Then look at the cable entering the board and at anything visible in the roof space or under the house. Flat grey or white PVC is modern. Black rubber, cloth braid or lead sheath is not. An insulation resistance test settles it either way.
